Maintenance Requests

Maintenance calls are commonly associated with minor requests such as lights out, too hot, too cold, empty trash, empty recycle bins, dust, mop (spills), repair/replace ceiling tile, electrical outlet not working, cleaning, restroom maintenance (stopped up toilets, refill soap dispenser/paper towels/toilet paper) and other such requests.

Engineering and maintenance personnel are available Monday through Friday (excluding holidays) from 8:00am to 5:00pm. For emergency maintenance after normal business hours, please contact the Management Office at 713-871-0500. Your call will be answered by our Security staff who are available 24 hours a day.

ONLINE MAINTENANCE REQUESTS (Parkway Tenant Services)

The Management Office is set up to accept maintenance requests from you via the internet. This system was implemented to provide our valuable customers with a more efficient way to send and monitor maintenance requests (i.e. too hot or cold, lights out, etc.). You must have an internet connection and a valid email address to utilize the system.

We are able to register more than one User ID and Password for your company to use. Customers are also able to set up login credentials for their colleagues. Please note that any employee within your firm with an issued login credentials will be able to enter and view all requests at any time. If you have any questions, feel free to contact the Management Office and we will be happy to assist!

In addition to using the online portal, we also take maintenance requests the old-fashioned way, by email or phone.

REPAIRS TO ABOVE BUILDING STANDARD EQUIPMENT OR FIXTURES

Some maintenance requests may require the use of an outside contractor for work such as additional electrical outlets, plumbing repairs or other such requests. For those requests you will need approval from the Management Office, as the outside contractor will need to meet our insurance requirements.

NOTE: All appliances such as icemakers, refrigerators, dishwashers, and water lines for coffee makers and wet bars must be properly maintained and are the responsibility of the customer. Be sure to report all water leaks to the Management Office immediately!

REMODELING/ALTERATIONS PROCEDURES

When customer construction work is required within the leased premises, the customer will need to contact the Management Office at 713-871-0500. We will require specific information regarding the scope of work requested and will coordinate the process on your behalf.
