The telephone number for the CityWestPlace Building Management Office is: 281.822.3800. The office hours are 8:00 AM to 5:00 PM weekdays, excluding holidays. However, in the event of an emergency after business hours or on a weekend our phones are answered 24/7 by calling the office number.
The normal business operating hours for the building are as follows: 6:00 AM – 6:00 PM Monday – Friday* 8:00 AM – 1:00 PM Saturday Closed on Sunday *Exclusive of Holidays
The building will be closed on the following days. You will need an access card to enter the building and use the elevators on these days:
New Year’s Day
The campus is accessible via Beltway 8, Briar Forest, Del Monte Dr., and City West Blvd. off Westheimer. During peak morning traffic hours, uniformed personnel may be present to direct vehicles entering the garages. Please display your access badge to the officer as you enter. After hours and on weekends, all garages are closed to the general public.
Building 2/Garage 2:
Both Employee and Guest Entrances are located off of City West Blvd. Security will direct visitors to designated parking area of Garage 2. Guests will be issued a Guest Badge in the lobby of Building 2.
Both Employee and Guest Entrances are located off Del Monte. Guests will be directed to the designated guest parking area of Garage 3. Guests will be issued a Guest badge in the Lobby of Building 3.
Employee Entrance is located on the private street to the south of the property. Guest Entrance is located on the private street to the south of the property. Guests will be directed to the designated guest parking area of Garage 4. Guests will be issued a Guest badge in the Lobby of Building 4.
All guests require an access badge while on campus.
Guests may be received on campus between the hours of 7:00 am and 7:00 pm, Monday through Friday, except holidays. Please route all guests to enter at the building's respective garage. Guests will be issued a Guest Badge in the lobby of each building. A guest badge will not provide access to buildings and facilities, therefore the guest must be accompanied by an employee or security officer at all times.
All suspicious individuals, activities, articles, packages or situations should be reported to Security or the Management Office immediately. We depend on your eyes and ears to help keep the building safe.
Generally, most bomb threats are false, they are intended to disrupt operations and cause confusion. If a bomb is intended to kill, injure, and destroy there is typically no advance warning, as that would defeat the purpose. Regardless, every threat should be taken seriously until proven otherwise.

Conducting a Search
If the caller states or implies that a bomb is in a particular suite, be aware that the individuals working in that suite will be called upon to conduct a search of their area. These individuals are the best people to determine whether something doesn't belong or if something has been moved, or is out of place.
Each tenant should develop and maintain a search plan for their office suite. There should be two searchers per team. If the suite is large, divide it into quadrants and permanently assign searchers to a specific quadrant.

The local authorities generally respond to the building to simply take a report if an unidentified or suspicious article is not found. In turn, if an article is found, the bomb squad is generally called by the police department.

If 9-1-1 is called as a result of any emergency, please be sure to also notify Building Security with your name, callback number and location of the emergency so that they may swiftly guide the emergency personnel to your exact location.
Only in serious emergencies will evacuation of Customers become necessary. Customers should become familiar with the procedures outlined in this plan in order to respond properly to various types of emergencies.
The conditions that may require evacuation include:
In the event of an evacuation, specific instructions will be provided over the building public address system.
Your company has been provided the City of Houston approved Fire Plan for your building. If you do not have a copy of your building’s Fire Plan, request a copy from your tenant contact. Please refer to the Fire Plan for all fire related emergency procedures.
In the event of a flood that may cause damage to Customer property or affect the normal operation of The building, designated Customer representatives will be contacted by Building Management personnel, regardless of the time of day. The first priority is to ensure that no personal injury occurs as the result of a flood. The second priority is to discover the cause and prevent or minimize additional flooding. Once the flooding has been contained, clean-up operations will be commenced. Customers will need to contact their insurance carrier for any damage to their property.
If we experience what we believe to be a credible threat in this building, we will alert our customer contacts. Unless authorities dictate, the decision to evacuate the premises will remain with each tenant.
Ultimately, security is everyone's responsibility, and no security measure can completely prevent terrorist attacks. By working together, however, we hope to create a more secure environment. Pre-operative indicators of terrorist activity:

The Houston Police Department provides a free Active Shooter training class. If you are interested in scheduling a class for your company please contact the management office.
Time is extremely important in the case of a medical emergency. Parkway Properties recommends that all tenants keep a first aid kit and emergency supplies available.
The person who discovers the emergency should:
CityWestPlace normally has a licensed Emergency Medical Technician (EMT) on site from 7:00 a.m. to 3:00 p.m. Monday - Friday. The EMT, if available, will respond to medical emergencies when security is notified.
In the event the building sustains a power failure, emergency lighting should be available in the stairwells. Generally, HVAC equipment, lights, outlets, most elevators and telephone equipment will not be operational.
In case of severe storm conditions during regular business hours, the following procedures should be observed:

NOTE: During storm conditions, the following rules must be observed: Walk in an orderly fashion to the nearest method of shelter as outlined above.
The Property Management office will inform Customers via the intercom system if authorities recommend evacuation of the building in anticipation of hurricane conditions. The following procedures should be followed prior to evacuation:
If there is a toxic spill or exposure, proceed immediately to an area where you are no longer exposed. Call 911 and Property Management.
Provide the building's address, your floor and phone number, and what type of spill has occurred. Take appropriate action to contain the hazard; close doors behind you, and always follow all safety procedures when working with toxic materials.
Upon move-in, a postal box will be assigned to the tenant. Management will send a letter to the tenant contact with the mailbox number and key information. It is the tenant’s responsibility to pick up their mail from the mailbox.
When postal deliveries require a signature, Management is notified and will call the tenant contact to meet the Postal Carrier and sign for the delivery. The Management Office will not accept tenant deliveries. The tenant is responsible for putting in a change of address with the Post Office notifying them of the relocation to CityWestPlace.
The outgoing mail pick-up is located in Building 3 - Level 1

FedEx, UPS and Other Commercial Couriers
Deliveries are made at each building's loading dock. A telephone and tenant directory is located at each dock. Couriers are instructed to telephone the tenant informing them of a delivery. Tenants can accept the delivery at the dock or provide the courier with an access badge for their floor and have the courier deliver directly to the tenant.
There are Fed Ex and UPS Drop-Boxes located in Building 3 - Level 1 with pick-up Monday through Friday.
Parkway Properties or Building Services will not sign for/accept packages for tenants.
Except as otherwise provided in your lease, no sign, placard, picture, advertisement, name or notice shall be inscribed, displayed, printed or affixed on or to any part of the outside or inside of the building or premises. The Property Management Office shall have the right to remove any such sign without notice and at the tenant's expense.
Janitorial services are provided according to a contract schedule Monday through Friday evenings. Please notify the Property Management Office if you are displeased with housekeeping services or need to give special instructions. Above standard cleaning services (i.e. defrosting refrigerators, cleaning appliances or special events) may be scheduled with the Property Management Office, but at tenant’s expense. All requests for special cleaning issues should be entered into the ANGUS Work Order System.
Trash service is provided nightly Monday through Friday. This service is contracted for normal bagged trash. Equipment and furniture delivery personnel should be informed in advance that they would be responsible for hauling off boxes, packing materials, etc., required for their product. Please do not place empty boxes or other trash in public corridors during business hours. Fold the boxes flat and mark items “Basura” or “Trash” and they will be removed from your space during the evening trash collection.
A staff of qualified engineers and maintenance personnel supervise building operations. Requests for repairs and maintenance should be submitted through an online Angus work order. If you have any special repair requests or require any services outside of standard operations, please have an authorized representative submit a work order through Angus. Certain services may incur additional charges which are the tenant's responsibility.
Submitting a request on-line is the most efficient method and will allow self-service work order entry, status checking and the ability to review work order history on-line. We strongly encourage you to submit requests electronically. If you would like to learn more about how to make and manage your service requests electronically, please contact the Management Office for details. Once a service request has been received, Building Services or the Management Office will address the problem as soon as possible and, if applicable, send an invoice for the completed service request. If the situation warrants external assistance, the Management Office will obtain pricing approval prior to performing the work. Please direct all service request questions to the Management Office rather than maintenance personnel. This procedure helps the Management Office keep track of your requests and ensure that they are resolved in a timely fashion.
The standard comfort range for commercial buildings is between 72 to 74 degrees F. If your office is experiencing uncomfortable air temperatures, please submit a work order in ANGUS. Please do not adjust thermostats in your office or make any adjustments to vents.
Parkway Properties provides heating/air conditioning as follows:
Monday – Friday 7:00 a.m. to 6:00 p.m. (Excluding Holidays)
Saturday 8:00 a.m. to 1:00 p.m. (upon request only)
Sunday None (upon request only)
If you require air conditioning or heating outside of normal building hours you will need to submit a work order in ANGUS. You will be notified once the request has been programmed. The fee for overtime air is $50/hour. If the request is received AFTER 3:00 p.m. there will also be a $50.00 programing fee. This charge will be billed on your rental statement.
The building maintenance staff is not licensed for electrical work. An outside contractor must be scheduled through the Property Management Office. A work order must be submitted in the ANGUS Work Order system. Parkway Properties will coordinate the services on behalf of the customer and bill the customer accordingly on the following month’s rent statement.
The building maintenance staff can handle some plumbing repairs; however if there are any major repairs of fixtures or plumbing lines within tenant space, an outside contractor must be scheduled through the Property Management Office. A work order must be submitted in the ANGUS Work Order system. Parkway Properties will coordinate the services on behalf of the customer and bill the customer accordingly on the following months’ rent statement. NOTE: All public restrooms are Parkway Properties’ responsibility.
In order to ensure your most efficient relocation, Parkway asks that all moving plans be coordinated with the Building Management Office as quickly as possible. In addition, please provide the management office with a current certificate of insurance for your moving company. Please contact building management for the correct insurance requirement sample certificate to provide to your vendor.
All furniture or heavy load deliveries in or out of the Building must be done after 5:00 p.m., Monday thru Fridays. Delivery and pickups are permitted after hours as long as building management has been notified.
The Management Office must be notified at least 48 hours before a scheduled move or move-out as well as given a Certificate of Liability Insurance from the mover; please contact building management for the correct insurance requirement sample certificate for your vendor. The terms of the insurance must meet the requirements as indicated in the sample that will be provided. NO EXCEPTIONS!!!
Please schedule the moving of all furniture or files with Management. Moving is to take place between 6:00 P.M. or after 7:00 A.M. on weekdays or any time on Saturday and Sunday. All elevators and loading dock parking are first come first serve and cannot be reserved for exclusive use.
Rent is due on or before the first of each month. Payments received after the first of the month will be subject to a late fee unless your lease agreement states otherwise. We offer Automatic Bank Draft for your convenience; please contact the Management Office for more information.
Please be aware that per your Lease Agreement, a twenty percent (20%) administrative fee will be charged for processing work orders beyond building standard unless your lease states otherwise.
In accordance with the terms of your Lease Agreement, all customers must provide a Certificate of Insurance showing proof of liability insurance naming Parkway, Inc., PKY - 2101 CityWest 1 & 2, L.P., PKY - 2101 CityWest 3 & 4, L.P. and any of its subsidiaries as the “Certificate Holder” and PKY-2101 CityWest 1 & 2, L.P., CityWest 3 & 4, L.P., Parkway Operating Partnership LP, Parkway Realty Management LLC, its subsidiaries and affiliated companies, directors, officers and employees as the “Additional Insured.” This proof of insurance must be provided to the Property Manager prior to move-in. Please do not hesitate to give us a call if you have any questions regarding insurance, please refer to the Insurance Requirements section of your lease.
CityWestPlace has two Fitness Centers on campus offering a variety of services including personal training, group fitness classes, recreational sports (basketball, volleyball, badminton, table tennis, soccer, flag football), and massage therapy.

(Building 4 Fitness Center is closed daily for cleaning from 9:30-10:30 am and 2:30-3:30 pm.)

Hours: 6am -8pm Monday - Friday; 6am- 6pm
Building 3 Fitness Center has table tennis located on the lobby level above the basement level basketball court. Playing table tennis does not require a fitness center membership; however, individuals interested in using the table are required to bring their own paddles and ping-pong balls.
Indoor Basketball & Indoor/Outdoor Volleyball Courts: The fitness center organizes leagues and provides equipment needed for play. Any tournament play may require additional fees by participants. The indoor basketball court may be reserved for other events. Please call the Property Management Office for reservations at 281-822-3800.
Running Track: use of the track requires a fitness center membership.
Soccer Field: use of the field requires a fitness center membership. The fitness center organizes leagues and provides equipment needed for play.
Massage Therapy - a licensed massage therapist is available by appointment on Wednesdays through the fitness center. Please call 832-492-3000 for rates and availability.
Personal Training - The Fitness Centers are staffed by certified personal trainers. They specialize in designing work outs for general fitness to sports specific.
Recreational Sports - The Fitness Center offers year round recreational sports. Basketball, volleyball, soccer and football are the main sports offered on campus. The field and court normally have daily pick-up games, but please call the Fitness Center for the schedule. Referees are used for most tournaments.
Group Fitness Classes - For those that like to be led, the Fitness Center offers a variety of group classes for your liking during lunch-time hours. We provide a variety of classes, including: Yoga, Pilates Fusion, Spin, Power Pump, and many more.
Each Fitness Center has full-service Locker Rooms with showers and all grooming amenities such as towels, body wash, lotions, shampoos, razors, and hair dryers
Saunas are located in Garage 4 Fitness Center in the men's and women's locker rooms.

Bicycles are located around the campus for travel between buildings. Please do not park the bicycles where they may block any building or garage entrance.
The bicycles are for campus travel only and may not be removed from the property.
Do not use the bicycles in the parking garages as this poses a risk to the rider and garage traffic.
Please report any bicycle maintenance issues to Management immediately to ensure safe riding conditions.
Use of the bicycles is solely at the user's own risk. Management does not assume any liability or responsibility for use of the bicycles.
