General Building Information

General Building Information

The telephone number for the CityWestPlace Building Management Office is: 281.822.3800. The office hours are 8:00 AM to 5:00 PM weekdays, excluding holidays. However, in the event of an emergency after business hours or on a weekend our phones are answered 24/7 by calling the office number.

BUILDING HOURS:

The normal business operating hours for the building are as follows: 6:00 AM – 6:00 PM Monday – Friday* 8:00 AM – 1:00 PM Saturday Closed on Sunday *Exclusive of Holidays

BUILDING HOLIDAYS:

The building will be closed on the following days. You will need an access card to enter the building and use the elevators on these days:

CUSTOMER AFTER-HOUR ENTRY:

The campus is accessible via Beltway 8, Briar Forest, Del Monte Dr., and City West Blvd. off Westheimer. During peak morning traffic hours, uniformed personnel may be present to direct vehicles entering the garages. Please display your access badge to the officer as you enter. After hours and on weekends, all garages are closed to the general public.

Building 2/Garage 2:

Both Employee and Guest Entrances are located off of City West Blvd. Security will direct visitors to designated parking area of Garage 2. Guests will be issued a Guest Badge in the lobby of Building 2.

Garage 3:

Both Employee and Guest Entrances are located off Del Monte. Guests will be directed to the designated guest parking area of Garage 3. Guests will be issued a Guest badge in the Lobby of Building 3.

Garage 4:

Employee Entrance is located on the private street to the south of the property. Guest Entrance is located on the private street to the south of the property. Guests will be directed to the designated guest parking area of Garage 4. Guests will be issued a Guest badge in the Lobby of Building 4.

All guests require an access badge while on campus.

Guest Arrivals

Guests may be received on campus between the hours of 7:00 am and 7:00 pm, Monday through Friday, except holidays. Please route all guests to enter at the building's respective garage. Guests will be issued a Guest Badge in the lobby of each building. A guest badge will not provide access to buildings and facilities, therefore the guest must be accompanied by an employee or security officer at all times.

ACCESS CARDS AND PARKING PERMITS

In order to obtain a building access card(s), the tenant contact will need to fill out and sign a photo badge request form, which is included at the end of this handbook. The employee will then take the badge form to the photo badge office in the Garage 2 link to have a badge made. The badge office is open from 9 a.m. to 11:00 a.m. and 1 p.m. to 4 p.m. Monday – Friday. From time to time, cards may be lost or damaged which will need to be deactivated and new cards will need to be added to accommodate new personnel. There is a $15 fee for new, lost, stolen or damaged cards. In order to obtain garage access via EZ tag, each employee should fill out the EZ tag enrollment form which is also included in this handbook and return the form via email to This email address is being protected from spambots. You need JavaScript enabled to view it.

EMERGENCY PROCEDURES

BOMB THREAT

All suspicious individuals, activities, articles, packages or situations should be reported to Security or the Management Office immediately. We depend on your eyes and ears to help keep the building safe.

Generally, most bomb threats are false, they are intended to disrupt operations and cause confusion. If a bomb is intended to kill, injure, and destroy there is typically no advance warning, as that would defeat the purpose. Regardless, every threat should be taken seriously until proven otherwise.

If you receive a bomb threat over the telephone:

  1. Keep the person talking as long as possible.
  2. As you are speaking with the caller, record the information received on the attached Bomb Threat Report Form, located at the end of this section. Note the characteristics of the caller such as gender, tone of voice, age, accents, and background noises. Keep a copy of the report form in the main reception / telephone area for easy access. Review the form with your staff and ask them to use it.
  3. At the end of the call, dial *69 and record any number provided by the service.
  4. Call 911 or the local emergency number.
  5. Provide the dispatcher with the following information:
    • Name
    • Type of Emergency
    • Company Name
    • Physical Building Address [not building name]
    • Floor and Suite Number
    • Telephone Number
    • Any information from the Bomb Threat Report Form (located at the end of this section)
  6. Listen to the dispatcher for any additional instructions before hanging up.
  7. Call the Management Office.

Conducting a Search

If the caller states or implies that a bomb is in a particular suite, be aware that the individuals working in that suite will be called upon to conduct a search of their area. These individuals are the best people to determine whether something doesn't belong or if something has been moved, or is out of place.

Each tenant should develop and maintain a search plan for their office suite. There should be two searchers per team. If the suite is large, divide it into quadrants and permanently assign searchers to a specific quadrant.

Conduct your search by assessing the room utilizing the following method:

  • Search from floor to waist level
  • Then search from waist to chin level
  • Then search from chin to ceiling level
  • Keep a written record of the rooms searched and the results.
  • If a device is found, do not touch it:
  • Isolation - isolate the object
  • Evacuation - evacuate the area
  • Notification - notify the authorities
  • If the caller states or implies that a bomb is in a common area of the building, the property team will conduct the search.

The local authorities generally respond to the building to simply take a report if an unidentified or suspicious article is not found. In turn, if an article is found, the bomb squad is generally called by the police department.

CIVIL DISTURBANCE

Demonstrations or Protests

Take the Following Actions:

  • Stay in the building, away from demonstrators
  • Continue business as usual and do not become part of the problem
  • If passing the demonstration and the situation appears tense, move quickly away from the area, but stay alert and obtain as much useful information as possible
  • If peace keeping authorities are not present in a tense situation, notify the Property Management Office to call the local emergency response authorities

If 9-1-1 is called as a result of any emergency, please be sure to also notify Building Security with your name, callback number and location of the emergency so that they may swiftly guide the emergency personnel to your exact location.

EVACUATION

Only in serious emergencies will evacuation of Customers become necessary. Customers should become familiar with the procedures outlined in this plan in order to respond properly to various types of emergencies.

The conditions that may require evacuation include:

  • Fire
  • Tornado or other storm conditions
  • Hurricanes
  • Bomb threats

In the event of an evacuation, specific instructions will be provided over the building public address system.

FIRE

Your company has been provided the City of Houston approved Fire Plan for your building. If you do not have a copy of your building’s Fire Plan, request a copy from your tenant contact. Please refer to the Fire Plan for all fire related emergency procedures.

FLOODING

In the event of a flood that may cause damage to Customer property or affect the normal operation of The building, designated Customer representatives will be contacted by Building Management personnel, regardless of the time of day. The first priority is to ensure that no personal injury occurs as the result of a flood. The second priority is to discover the cause and prevent or minimize additional flooding. Once the flooding has been contained, clean-up operations will be commenced. Customers will need to contact their insurance carrier for any damage to their property.

HOMELAND SECURITY

Terrorist Activities

If we experience what we believe to be a credible threat in this building, we will alert our customer contacts. Unless authorities dictate, the decision to evacuate the premises will remain with each tenant.

Ultimately, security is everyone's responsibility, and no security measure can completely prevent terrorist attacks. By working together, however, we hope to create a more secure environment. Pre-operative indicators of terrorist activity:

  • Someone recording or monitoring activities using a camera, note taking, drawing diagrams, annotating maps.
  • Suspicious out-of-place persons who don’t seem to belong, and/or who are wearing bulky clothing in warm weather.
  • Persons parking, standing or sitting in the same area over a period of days.
  • Persons attempting to gain information about security operations at the facility.
  • Unfamiliar cleaning crews or other contract workers and/or unusual/unauthorized maintenance activities.
  • Attempts to measure reaction times to security breaches by setting off fire/door alarms.
  • Dry run/trial run by putting people into position and moving them around according to a plan, but not actually doing anything illegal.
  • Deploying assets by moving supplies into position to commit an act.
  • Unattended packages, backpacks, briefcases, boxes, etc. that could contain weapons or explosives.
  • Unattended vehicles illegally parked near facility entrances or where people gather.

The following bear reminding and sharing with others:

  • Always be aware of your surroundings, especially amid large crowds. Take note of emergency exits and staircases, and any fire extinguishers or safety equipment.
  • When you enter an area, notice any heavy objects that could break in an explosion and determine an evacuation route, if needed.
  • Take precautions when traveling: never accept packages from strangers or leave luggage unattended.
  • Report any unusual behavior to law enforcement or security personnel.
  • Leave an area if you feel uncomfortable.

Things you can do to prepare:

  • Review and update current emergency plans.
  • Hold tabletop tests and actual exercises to ensure they are viable.
  • Keep ongoing contact with local law enforcement and public agencies.
  • Train on active shooter protocols and to develop a survival mindset.

The Houston Police Department provides a free Active Shooter training class. If you are interested in scheduling a class for your company please contact the management office.

Medical Emergency

Time is extremely important in the case of a medical emergency. Parkway Properties recommends that all tenants keep a first aid kit and emergency supplies available.

The person who discovers the emergency should:

  1. Call 911 or the local emergency number.
  2. Provide the dispatcher with the following information:
    • Name
    • Type of Medical Emergency
    • Location of Medical Emergency
    • Company Name
    • Physical building address [not building name]
    • Floor and Suite Number
    • Telephone Number
  3. Listen to the dispatcher for any additional instructions before hanging up.
  4. Call the Management/Security office at 281-822-3899 to report the emergency. The property team will open doors, and hold elevators for the paramedics in order to expedite treatment.

CityWestPlace normally has a licensed Emergency Medical Technician (EMT) on site from 7:00 a.m. to 3:00 p.m. Monday - Friday. The EMT, if available, will respond to medical emergencies when security is notified.

Power Failure

In the event the building sustains a power failure, emergency lighting should be available in the stairwells. Generally, HVAC equipment, lights, outlets, most elevators and telephone equipment will not be operational.

  • The property team will contact the electric company to attempt to find out the cause of the outage and the anticipated duration of the outage.
  • Turn off all appliances, computers and other equipment. If equipment is turned on and a power surge occurs, the surge may damage the equipment.
  • The Emergency Response Team meet in the elevator lobby to determine if any people are trapped in the elevators. If so, ask the occupants to remain calm and determine if anyone is injured. Let them know that you are requesting assistance. Call 911 if people are injured or in danger. Contact the Management/Security Office at 281-822-3899 and inform them of the entrapment status and location of the elevator car.
  • Elevator Monitors stay in contact with the trapped individuals until assistance arrives. Reassure them that assistance is on the way.
  • If the power outage becomes lengthy (an hour or more) and the electric company does not know how long the power will be out, the property team will provide information and direction to the tenants. The building may close for business.

SEVERE WEATHER

Storm Emergency

In case of severe storm conditions during regular business hours, the following procedures should be observed:
Keep an incoming telephone line open to be able to receive communications from Property Management.
If a tornado, hurricane or severe storm strikes, seek shelter in:

  • Nearest stairwell or rest room and sit down, OR
  • An interior office (without glass) and sit down, OR
  • Under a desk or table away from glass, OR
  • The stairwells of the building are considered one of the safest areas. If time permits:
  • Lower and close ALL blinds/draperies.
  • Close ALL doors (DO NOT LOCK).

If emergency assistance is required as a result of injury or illness, call (in the following order):

NOTE: During storm conditions, the following rules must be observed: Walk in an orderly fashion to the nearest method of shelter as outlined above.

Hurricane

The Property Management office will inform Customers via the intercom system if authorities recommend evacuation of the building in anticipation of hurricane conditions. The following procedures should be followed prior to evacuation:

  • Inform all employees of the alert.
  • Lower and close all blinds and draperies.
  • Close all doors inside your suite, and lock your entrance door(s).
  • Keep informed of storm conditions by listening to radio or TV broadcasts. Do not attempt to return to the building until storm conditions have completely cleared.

Toxic Hazards

If there is a toxic spill or exposure, proceed immediately to an area where you are no longer exposed. Call 911 and Property Management.

Provide the building's address, your floor and phone number, and what type of spill has occurred. Take appropriate action to contain the hazard; close doors behind you, and always follow all safety procedures when working with toxic materials.

POSTAL SERVICE & DELIVERY BOX LOCATIONS

Incoming Mail

Upon move-in, a postal box will be assigned to the tenant. Management will send a letter to the tenant contact with the mailbox number and key information. It is the tenant’s responsibility to pick up their mail from the mailbox.

When postal deliveries require a signature, Management is notified and will call the tenant contact to meet the Postal Carrier and sign for the delivery. The Management Office will not accept tenant deliveries. The tenant is responsible for putting in a change of address with the Post Office notifying them of the relocation to CityWestPlace.

Outgoing Mail

The outgoing mail pick-up is located in Building 3 - Level 1
U.S. Postal Service pick up at 11am, Monday through Friday

FedEx, UPS and Other Commercial Couriers

Deliveries are made at each building's loading dock. A telephone and tenant directory is located at each dock. Couriers are instructed to telephone the tenant informing them of a delivery. Tenants can accept the delivery at the dock or provide the courier with an access badge for their floor and have the courier deliver directly to the tenant.

There are Fed Ex and UPS Drop-Boxes located in Building 3 - Level 1 with pick-up Monday through Friday.

Parkway Properties or Building Services will not sign for/accept packages for tenants.

Building Signage

Except as otherwise provided in your lease, no sign, placard, picture, advertisement, name or notice shall be inscribed, displayed, printed or affixed on or to any part of the outside or inside of the building or premises. The Property Management Office shall have the right to remove any such sign without notice and at the tenant's expense.

Building Services

HOUSEKEEPING/JANITORIAL SERVICES

Janitorial services are provided according to a contract schedule Monday through Friday evenings. Please notify the Property Management Office if you are displeased with housekeeping services or need to give special instructions. Above standard cleaning services (i.e. defrosting refrigerators, cleaning appliances or special events) may be scheduled with the Property Management Office, but at tenant’s expense. All requests for special cleaning issues should be entered into the ANGUS Work Order System.

Trash service is provided nightly Monday through Friday. This service is contracted for normal bagged trash. Equipment and furniture delivery personnel should be informed in advance that they would be responsible for hauling off boxes, packing materials, etc., required for their product. Please do not place empty boxes or other trash in public corridors during business hours. Fold the boxes flat and mark items “Basura” or “Trash” and they will be removed from your space during the evening trash collection.

MAINTENANCE SERVICES

A staff of qualified engineers and maintenance personnel supervise building operations. Requests for repairs and maintenance should be submitted through an online Angus work order. If you have any special repair requests or require any services outside of standard operations, please have an authorized representative submit a work order through Angus. Certain services may incur additional charges which are the tenant's responsibility.

MAINTENANCE REQUESTS

Submitting a request on-line is the most efficient method and will allow self-service work order entry, status checking and the ability to review work order history on-line. We strongly encourage you to submit requests electronically. If you would like to learn more about how to make and manage your service requests electronically, please contact the Management Office for details. Once a service request has been received, Building Services or the Management Office will address the problem as soon as possible and, if applicable, send an invoice for the completed service request. If the situation warrants external assistance, the Management Office will obtain pricing approval prior to performing the work. Please direct all service request questions to the Management Office rather than maintenance personnel. This procedure helps the Management Office keep track of your requests and ensure that they are resolved in a timely fashion.

AIR CONDITIONING AND HEAT

The standard comfort range for commercial buildings is between 72 to 74 degrees F. If your office is experiencing uncomfortable air temperatures, please submit a work order in ANGUS. Please do not adjust thermostats in your office or make any adjustments to vents.

AFTER-HOURS OVERTIME AIR

Parkway Properties provides heating/air conditioning as follows:

Monday – Friday 7:00 a.m. to 6:00 p.m. (Excluding Holidays)

Saturday 8:00 a.m. to 1:00 p.m. (upon request only)

Sunday None (upon request only)

If you require air conditioning or heating outside of normal building hours you will need to submit a work order in GENEA. You will be notified once the request has been programmed. If the request is received AFTER 3:00 p.m. there will be a $50.00 programing fee. This charge will be billed on your rental statement.

ELECTRICAL WORK

The building maintenance staff is not licensed for electrical work. An outside contractor must be scheduled through the Property Management Office. A work order must be submitted in the ANGUS Work Order system. Parkway Properties will coordinate the services on behalf of the customer and bill the customer accordingly on the following month’s rent statement.

PLUMBING

The building maintenance staff can handle some plumbing repairs; however if there are any major repairs of fixtures or plumbing lines within tenant space, an outside contractor must be scheduled through the Property Management Office. A work order must be submitted in the ANGUS Work Order system. Parkway Properties will coordinate the services on behalf of the customer and bill the customer accordingly on the following months’ rent statement. NOTE: All public restrooms are Parkway Properties’ responsibility.

CUSTOMER NOTIFICATIONS BEFORE MOVE-IN

In order to ensure your most efficient relocation, Parkway asks that all moving plans be coordinated with the Building Management Office as quickly as possible. In addition, please provide the management office with a current certificate of insurance for your moving company. Please contact building management for the correct insurance requirement sample certificate to provide to your vendor.

FURNITURE DELIVERIES AND PICK-UP

All furniture or heavy load deliveries in or out of the Building must be done after 5:00 p.m., Monday thru Fridays. Delivery and pickups are permitted after hours as long as building management has been notified.

The Management Office must be notified at least 48 hours before a scheduled move or move-out as well as given a Certificate of Liability Insurance from the mover; please contact building management for the correct insurance requirement sample certificate for your vendor. The terms of the insurance must meet the requirements as indicated in the sample that will be provided. NO EXCEPTIONS!!!

ELEVATOR SCHEDULING

Please schedule the moving of all furniture or files with Management. Moving is to take place between 6:00 P.M. or after 7:00 A.M. on weekdays or any time on Saturday and Sunday. All elevators and loading dock parking are first come first serve and cannot be reserved for exclusive use.

General Information

RENTAL PAYMENTS

Rent is due on or before the first of each month. Payments received after the first of the month will be subject to a late fee unless your lease agreement states otherwise. We offer Automatic Bank Draft for your convenience; please contact the Management Office for more information.

Administrative Fees

Please be aware that per your Lease Agreement, a twenty percent (20%) administrative fee will be charged for processing work orders beyond building standard unless your lease states otherwise.

Insurance Requirements

Certificate of Insurance Requirements

In accordance with the terms of your Lease Agreement, all customers must provide a Certificate of Insurance showing proof of liability insurance naming Parkway, Inc., PKY - 2101 CityWest 1 & 2, L.P., PKY - 2101 CityWest 3 & 4, L.P. and any of its subsidiaries as the “Certificate Holder” and PKY-2101 CityWest 1 & 2, L.P., CityWest 3 & 4, L.P., Parkway Operating Partnership LP, Parkway Realty Management LLC, its subsidiaries and affiliated companies, directors, officers and employees as the “Additional Insured.” This proof of insurance must be provided to the Property Manager prior to move-in. Please do not hesitate to give us a call if you have any questions regarding insurance, please refer to the Insurance Requirements section of your lease.

Building Rules and Regulations

PARKING RULES AND REGULATIONS

  1. The speed limit shall be 5 miles per hour.
  2. All directional signs and arrows must be observed.
  3. Parking is prohibited:
    • in areas not striped for parking;
    • where “no parking” signs are posted
    • in cross hatched areas
  4. The parking lot is not to be utilized as a storage garage for vehicles that are not operational. Vehicles left unattended after normal business hours are not the responsibility of the Building Management or Parkway Properties.
  5. Every individual is required to park and lock his own car. All responsibility for damage to cars or persons is assumed by the individual. Tenant shall notify each of its employees, visitors, and contractors of all Parking Rules and Regulations and is responsible that all employees, visitors and contractors abide thereby.

BUILDING RULES AND REGULATIONS

  1. No smoking shall be permitted in the Building common areas.
  2. Parkway Properties will provide and maintain a directory for all tenants of the Building. No signs, advertisements or notices visible to the general public shall be permitted within the Building unless first approved in writing by Parkway Properties.
  3. Sidewalks, doorways, vestibules, halls, stairways and other similar areas shall not be obstructed by tenants or used by any tenant for any purpose other than ingress and egress to and from the leased premises and for going from one to another part of the Building.
  4. Corridor doors, when not in use, shall be kept closed.
  5. Plumbing fixtures and appliances shall be used only for the purposes for which designed, and no sweepings, rubbish, rags or other unsuitable material shall be thrown or placed therein. Damage resulting to any such fixtures or appliances from misuse by a tenant shall be paid by tenant.
  6. Parkway Properties shall provide all locks for doors into each tenant's leased area, and no tenant shall place any additional lock or locks on any door in its leased area without Parkway Properties’ prior written consent. Two keys for Parkway Properties shall furnish each lock on the doors in each tenant’s leased area. Additional keys shall be made available to tenants at tenant's cost. Tenants shall not have any duplicate keys made except by Parkway Properties.
  7. Except for microwave ovens, electric current shall not be used for cooking or heating without Parkway Properties' prior written permission.
  8. All tenants will refer all contractors, contractors' representatives and installation technicians who are to perform any work within the Building to Parkway Properties for Parkway Properties' supervision, approval and control before the performance of any such work. This provision shall apply to all work performed in the Building including, but not limited to installation of telephones, medical type equipment, telegraph equipment, electrical devices and attachments, and any and all installations of every nature affecting floors, walls, woodwork, trim, windows, ceilings, equipment and any other physical portion of the Building.
  9. Movement in or out of the Building of furniture or office equipment, or dispatch or receipt by tenants of any heavy equipment, bulky material or merchandise shall be performed only in such manner, during such hours and using such elevators and passageways as the Building Manager may designate and approve in advance and, if reasonable, necessary or appropriate in view of all the circumstances, then only upon having been scheduled in advance with the Building Manager.
  10. The location, weight and supporting devices for any libraries, central filing areas, medical type equipment, safes and other heavy equipment shall in all cases be approved by Parkway Properties prior to initial installation or relocation.
  11. No portion of any tenant's leased area shall at any time be used for cooking, sleeping or lodging quarters. No birds, animals or pets of any type, with the exception of guide dogs accompanying visually handicapped persons, shall be brought into or kept in, on or about tenant's leased area.
  12. Tenants shall not make or permit any loud or improper noises in the Building or otherwise interfere in any way with other tenants or persons having business with them.
  13. Each tenant shall endeavor to keep its leased area neat and clean. Nothing shall be swept or thrown into the corridors, halls, elevator shafts or stairways, nor shall tenants place any trash receptacles in these areas.
  14. Tenants shall not employ any person for the purpose of cleaning other than the authorized cleaning and maintenance personnel for the Building unless otherwise approved in writing by Parkway Properties.
  15. To ensure orderly operation of the Building, Parkway Properties reserves the right to approve all concessionaires, vending machine operators or other distributors of cold drinks, coffee, food or other concessions, water, towels or newspapers.
  16. Parkway Properties shall not be responsible to the tenants, their agents, patients, employees or invitees for any loss of money, jewelry or other personal property from the leased premises or public areas or for any damages to any property therein from any cause whatsoever whether such loss or damage occurs when an area is locked against entry or not.
  17. Tenants shall exercise reasonable precautions in protection of their personal property from loss or damage by keeping doors to unattended areas locked. Tenants shall also report any thefts or losses to the Building Manager and security personnel as soon as reasonably possible after discovery and shall also notify the Building Manager and security personnel of the presence of any persons whose conduct is suspicious or causes a disturbance.
  18. Tenants, their employees, patients, guests and invitees may be called upon to show suitable identification and sign a building register when entering or leaving the Building at times other than normal Building operating hours, and all tenants shall cooperate fully with Building personnel in complying with such requirements.
  19. Tenants shall not solicit from or circulate advertising material among other tenants of the Building except through the regular use of the U.S. Postal Service. Tenants shall notify the Building Manager or the Building personnel promptly if it comes to their attention that any unauthorized persons are soliciting from or causing annoyance to tenants, their employees, guests or invitees.
  20. Parkway Properties reserves the right to deny entrance to the Building or remove any person or persons from the Building in any case where the conduct of such person or persons involves a hazard or nuisance to any tenant of the Building or to the public or in the event or other emergency, riot, civil commotion or similar disturbance involving risk to the Building, tenants or the general public.
  21. Tenant shall not tamper with or attempt to adjust temperature control thermostats in the Building. Parkway Properties shall adjust thermostats as required to maintain the Building standard temperature.
  22. All requests for overtime air conditioning or heating must be submitted in writing to the Building Management Office by 3:00 p.m. on the day desired for weekday requests, by 3:00 p.m. on Fridays for weekend requests, and by 2:00 p.m. on the preceding business day for Holiday requests.
  23. No flammable or explosive fluids or materials shall be kept or used within the Building except in areas approved by Parkway Properties, and Tenant shall comply with all applicable building and fire codes relating thereto.
  24. Parking in the parking garage shall be in compliance with all parking rules. Failure to observe the rules and regulations shall terminate Tenant’s right to use the parking garage and subject the vehicle in violation to removal and/or impoundment. No termination of parking privileges or removal of a vehicle shall create any liability on Parkway Properties or be deemed to interfere with Tenant’s right to possession of the Premises. Vehicles must be parked entirely within the stall lines and all directional signs, arrows and posted speed limits must be observed. Parking is prohibited in areas not striped for parking, in aisles, where “No parking” signs are posted, on ramps in cross hatched areas and in other areas as may be designated by Parkway Properties. Every person is required to park and lock his vehicle. The owner of the vehicle or its driver assumes all responsibility for damage to vehicles or persons.
  25. Parkway Properties reserves the right to rescind any of these rules and regulations and to make such other and further rules and regulations as in its judgment shall from time to time be needful for the safety, protection, care and cleanliness of the Building, the operation thereof, the preservation of good order therein and the protection and comfort of the tenants and their agents, employees and invitees, which rules and regulations, when made and written notice thereof is given to a tenant, shall be binding upon it in like manner as if originally herein prescribed.

Fitness Centers

CityWestPlace has two Fitness Centers on campus offering a variety of services including personal training, group fitness classes, recreational sports (basketball, volleyball, badminton, table tennis, soccer, flag football), and massage therapy.

Garage 4 Fitness Center

Hours: 6am - 8pm, Monday - Thursday; 6am - 6pm, Friday
(Building 4 Fitness Center is closed daily for cleaning from 9:30-10:30 am and 2:30-3:30 pm.)

Building 3 Fitness Center

Hours: 6am -8pm Monday - Friday; 6am- 6pm
Building 3 Fitness Center has table tennis located on the lobby level above the basement level basketball court. Playing table tennis does not require a fitness center membership; however, individuals interested in using the table are required to bring their own paddles and ping-pong balls.

Indoor Basketball & Indoor/Outdoor Volleyball Courts: The fitness center organizes leagues and provides equipment needed for play. Any tournament play may require additional fees by participants. The indoor basketball court may be reserved for other events. Please call the Property Management Office for reservations at 281-822-3800.

Running Track: use of the track requires a fitness center membership.

Soccer Field: use of the field requires a fitness center membership. The fitness center organizes leagues and provides equipment needed for play.

Massage Therapy - a licensed massage therapist is available by appointment on Wednesdays through the fitness center. Please call 832-492-3000 for rates and availability.

Personal Training - The Fitness Centers are staffed by certified personal trainers. They specialize in designing work outs for general fitness to sports specific.

Recreational Sports - The Fitness Center offers year round recreational sports. Basketball, volleyball, soccer and football are the main sports offered on campus. The field and court normally have daily pick-up games, but please call the Fitness Center for the schedule. Referees are used for most tournaments.

Group Fitness Classes - For those that like to be led, the Fitness Center offers a variety of group classes for your liking during lunch-time hours. We provide a variety of classes, including: Yoga, Pilates Fusion, Spin, Power Pump, and many more.

Each Fitness Center has full-service Locker Rooms with showers and all grooming amenities such as towels, body wash, lotions, shampoos, razors, and hair dryers

Saunas are located in Garage 4 Fitness Center in the men's and women's locker rooms.

Bicycles

Bicycles are located around the campus for travel between buildings. Please do not park the bicycles where they may block any building or garage entrance.

The bicycles are for campus travel only and may not be removed from the property.

Do not use the bicycles in the parking garages as this poses a risk to the rider and garage traffic.

Please report any bicycle maintenance issues to Management immediately to ensure safe riding conditions.

Use of the bicycles is solely at the user's own risk. Management does not assume any liability or responsibility for use of the bicycles.
